I know how frustrating it can be to finally decide to put your house on the market, clean it up, make the bed every day, keep fresh flowers and not have anyone show up to look at it. It’s like having a party and nobody shows up!
Let me begin by saying, sometimes even good houses don’t sell. If you think you are frustrated imagine how your Realtor feels.
I know the first person you want to blame for lack of activity is your Realtor but selling your home is a partnership. You have to have realistic expectations about price. It has nothing to do with what you paid, what you put into the house or what you want to net. The list price for your home must reflect what the current market is doing. Is your home in “show condition”? Have you looked at your home through the eyes of a buyer? If something in your home bugs you, trust me, it will bug a buyer also so fix it if possible.
When you chose your Realtor did you ask about their marketing plan? Did they take professional photos and display them on MLS? Do they have a personal website above and beyond their company site? Do they optimize it so buyers searching the web can find your house? Most buyers start their house search on the web, often before they contact a Realtor so his is very important exposure for your home.
If you have done your part and your Realtor has done their art then you have to look at your price because at the end of the day, the only that that sells a house is price, location and condition. The only thing I cannot change is your location, all else can and should be adjusted to get your home sold.
